Ask whether the trades are in house or subcontracted, and who you call when something goes wrong.

What is in the scope?

A one line quote is not a scope. Ask for the materials allowance in writing.

Who pulls the permits?

If the answer is you, that is a red flag on any job that needs one.

How are changes handled?

Ask how change orders are priced and approved before they are built.

What warranty do I get?

How much will my project cost?
It depends on scope, materials and complexity. Anyone who quotes a figure before seeing the space is guessing. What you get from us is a written scope with a materials allowance, so you can see exactly what moves the number.
Do you handle permits and approvals?
Yes. We prepare what the city needs, take it through plan check and meet the inspectors on site.
How long does a typical project take?
A single bathroom is usually a few weeks. A kitchen or a whole floor takes longer. You get a written schedule during the planning phase, before work starts.
Can I make changes once work has started?
Yes, and it happens on most jobs. Changes go through a written change order so the cost and the schedule impact are agreed before we build it.
Do you use your own crew or subcontractors?
Both. Tiling, electrical and plumbing are largely handled in house by our own team. For specialist tasks we use trusted subcontractors we have worked with for years.
Do you provide a warranty?
Yes. We stand behind our work and hand over the warranty in writing at completion.
How do you keep the mess under control?
Dust barriers, floor protection and a sweep at the end of every day. You are living there while we work, and we build like it.
Can you do eco friendly or energy efficient work?
Yes. Energy efficient design, sustainable materials and green building practices are all available. Tell us how far you want to take it.
